How we help
Estate Property Sales in Markham
A sale run by an executor, usually during the hardest year of a family's life.
The problem
An estate sale has an extra layer on top of an ordinary transaction. There is a legal process, an executor with duties to the beneficiaries, a house full of a lifetime of belongings and a family that is grieving while making decisions.
Our approach
How we handle it
- Step 01
Work out what can happen and when
Authority to sell depends on the estate, the will and where the process stands. That is your lawyer's determination, not ours. We coordinate with them so that nothing is listed or committed before it properly can be.
- Step 02
Document the condition and the value
An executor has duties to the beneficiaries and needs a defensible basis for the decisions made. We provide a written opinion of value with the comparable evidence behind it, so the process is recorded rather than remembered.
- Step 03
Handle the contents with care and a schedule
Clearing a family home is the step that stalls estates for months. We connect you with people who do this professionally and build the time into the plan so it never becomes an emergency.
- Step 04
Sell to the condition, not to a fantasy
Most estate properties are dated and that is fine. We will tell you what is worth doing, what a buyer will simply discount and when selling as is nets the estate more than renovating would.
What we do differently
We work at the estate’s pace. There is a legal process with its own timeline and a family with its own. We fit around both rather than pushing a listing date.
We put things in writing. An executor may have to explain decisions to beneficiaries, sometimes years later. Written opinions of value, written recommendations and a record of the offers received make that straightforward.
We are calm about the contents. Almost every estate sale stalls at the same place: nobody wants to be the person who decides what happens to a parent’s belongings. We have seen it many times, we will not rush you and we can bring in people who do this work with care.
Where this comes up in Markham
Most often in Markham Village, the Markham side of Thornhill, the older parts of Unionville and Milliken Mills, where original owners have frequently been in the same house since the 1960s or 1970s.
Please get proper advice
Estate administration involves legal and tax questions that are outside what a real estate brokerage can advise on. Engage an estate lawyer and an accountant. We will coordinate with them and handle the property.
Estate Sales questions
When can an estate property actually be sold?
That depends on the will, the estate and the stage of the process and it is a question for the estate lawyer. We work to their timeline and we will not push you to list before they confirm you are able to.
Should we clear the house before listing?
Usually at least partly, because an empty or lightly staged house photographs and shows far better. We will be practical about how much is worth doing given the condition and the market.
Do we need to renovate?
Often no. Dated properties on good lots frequently sell well as is, particularly in the older parts of Markham where buyers expect to renovate anyway. We will show you the arithmetic both ways.
There are several beneficiaries who disagree. Can you work with that?
Yes and it is common. We keep everyone on the same written information so decisions are made from the same facts and we take direction from the executor because that is who holds the authority.
Is this legal advice?
No. Estate administration is a legal matter and you need an estate lawyer. We handle the sale of the property and coordinate with the professionals you have engaged.
Not advice. This page is general information about how we work. It is not legal, tax, mortgage or investment advice. Speak to a qualified professional about your own circumstances before acting.
