The short answer

Cornell is Markham’s planned community experiment and it mostly worked. Streets are laid out on a grid instead of the usual suburban loops, houses face the street with real front porches and the cars are pushed to lanes behind. The result is a neighbourhood that feels more like a town and less like a subdivision.

The trade is private space. Lots are small, yards are modest and you will know your neighbours whether you planned to or not.

Cornell is the most transparent market in Markham. When twenty houses share a floor plan, buyers can compare directly and sellers cannot hide behind a lack of comparables. That cuts both ways: it protects buyers from overpaying and it means a seller needs genuine condition and presentation advantages to beat the pack.

Schools, the hospital and daily life

Markham Stouffville Hospital sits on the neighbourhood’s edge, which matters to medical staff and to anyone thinking about care access as they age. The Cornell Community Centre and library anchor the middle of the neighbourhood.

Elementary schools serve the area through both public boards, with secondary options in east Markham. Confirm catchment boundaries for a specific address rather than for the neighbourhood, because they are reviewed periodically.

The honest trade-off: retail is still catching up to the housing. Day to day shopping mostly happens along Highway 7 and Markham Road rather than inside the neighbourhood.

Transit and the commute

Cornell Bus Terminal on Highway 7 connects to Viva bus rapid transit running west along the corridor. Markham GO on the Stouffville line is a short drive west. Highway 407 is close, which is the main reason the neighbourhood works for people commuting east or west rather than downtown.

Who Cornell suits

It suits first time buyers, young families and anyone who wants newer housing with lower maintenance. It suits people who work at or near the hospital. It suits buyers who actively like walkable, dense street life.

It does not suit buyers who want a large private yard, mature trees or a short train ride to Union Station.

What is a rear lane garage and does it matter?

Your garage opens onto a lane behind the house instead of the street. It makes the streetscape far more attractive and it means the lane is your responsibility to navigate in winter. Some people love it, some find it a daily annoyance.

Is Cornell a good place for a first home?

It is one of the better options in Markham. Townhome stock is plentiful, the housing is newer so maintenance is lower and the grid layout makes the neighbourhood easy to get around on foot.

How is the commute downtown?

Most people drive west to a GO station or use the Highway 7 rapid transit corridor. Cornell is on the eastern edge of the city, so the commute is longer than from Unionville or Milliken Mills.

Does living near the hospital cause noise?

Ambulance traffic is a genuine consideration on the streets closest to the hospital. It is not a problem across the whole neighbourhood. Visit the specific street at different times before you decide.

Are the lots small?

Generally yes. The trade-off in a new urbanist plan is less private yard for more public street life and green space. If a big back yard is your priority, look at Markham Village or Angus Glen.

Is there much resale supply?

Cornell has a lot of near identical plans, which makes pricing unusually transparent and makes standing out as a seller harder. Presentation matters more here than in most Markham neighbourhoods.
