Published once the board figures are out and we have read them properly. Every number names its source and its period and anything too thin to be meaningful is left out rather than dressed up.

Reports are published once the board releases figures for the previous month. If you want the numbers for a specific neighbourhood before then, ask us directly and we will pull them for you.

How to read a market report

A monthly figure for a single neighbourhood is volatile. In an area with twelve sales in a month, two large transactions can move the median by a noticeable margin while nothing at all has changed underneath.

Read the direction across several months instead. Look at new listings alongside sales, because supply tells you more about where prices are heading than price does. And never use a neighbourhood median as a valuation for a specific property.
