Schools
Pierre Elliott Trudeau High School is the secondary school most associated with the neighbourhood and it carries a strong local reputation. Elementary options run through both YRDSB and YCDSB.
Confirm the catchment for the specific address, in writing, with the board. This is the single most common mistake we see families make in north Markham.
Parks, amenities and daily life
Berczy is built around its parks and trail connections and the newer streets have wide sidewalks and generous green space between blocks. Shopping is a drive rather than a walk, mostly to the plazas along Major Mackenzie Drive and Highway 7.
The honest trade-off: this is quiet suburban living. It is genuinely quiet, which some buyers love and others find isolating. There is no main street, no cafe culture and very little night life.
Transit and the commute
YRT local routes serve the neighbourhood and connect south to the Highway 7 rapid transit corridor. There is no GO station in Berczy, so most downtown commuters drive to Mount Joy or Unionville and take the Stouffville line from there. Highway 404 is the usual route for drivers.

It suits families with school aged children, relocating buyers who want certainty and anyone upsizing out of a condo or a townhome closer to the city.
It does not suit buyers who want walkable amenities, a short train ride or a character home.

School reputation drives it more than anything else. Pierre Elliott Trudeau High School has a strong standing with local parents and demand for the catchment shows up directly in what houses trade for.
Do I pay a premium for the school catchment?
Yes and it is measurable. Two similar houses on either side of a boundary line do not sell for the same money. Boundaries are reviewed periodically, so never assume today's catchment is permanent.
How old is the housing stock?
Mostly late 1990s onward. That means newer mechanicals and fewer surprises than in Markham Village or Thornhill and it also means less mature landscaping.
Is there transit?
YRT local routes serve the area and connect to the Highway 7 corridor. There is no GO station inside the neighbourhood, so most commuters drive to Mount Joy or Unionville.
Is it walkable?
To parks and schools, yes. To shops and restaurants, mostly not. This is a drive to the plaza neighbourhood.
How does it compare to Wismer?
They are close in age, style and price and the two compete directly. The differences come down to specific school catchments and how far you are from Highway 404 or a GO station.
