Accessibility statement
What we build to, what we have done, what is still outstanding and how to ask for information in another format. Last updated September 2026.
Our commitment
Kirby Chan & Co. Real Estate Inc. is committed to providing services in a way that respects the dignity and independence of people with disabilities, consistent with the Accessibility for Ontarians with Disabilities Act and the Ontario Human Rights Code.
We build this website to meet the Web Content Accessibility Guidelines version 2.1 at Level AA.
What we have done
- Semantic HTML, with headings in order and landmarks on every page
- A skip to content link as the first item in the tab order
- Visible focus indicators on every interactive element
- Text and background colour combinations checked against the 4.5 to 1 contrast ratio for body text. Our gold accent is used only for decoration and large display type on light backgrounds because it does not meet that ratio at small sizes
- Navigation that works entirely with a keyboard, including the neighbourhood menu
- A scrolling market band that respects the reduced motion setting in your operating system and that is duplicated as plain text in reading order for assistive technology
- Video embeds that load only when you choose to play them, with descriptive link text
- Form fields with real labels, clear error messages and a status message region
- Touch targets of at least 44 by 44 pixels on interactive controls
- Text that reflows without horizontal scrolling down to a 320 pixel viewport
- A schematic map that is duplicated as a text list of the same links
Known limitations
We are being specific about these rather than claiming the site is perfect.
- Video transcripts and captions are not yet available for every video. We are adding them as videos are published. In the meantime, ask us and we will provide a written summary.
- Property search is provided by a third party system that we do not control. If you have difficulty using it, contact us and we will run the search for you and send you the results in a format that works for you.
- Our spam filtering uses Cloudflare Turnstile. If it creates a barrier for you, phone or email us instead and we will take your enquiry directly.
Alternative formats
If you need information from this site in another format, such as large print, plain text or read aloud over the phone, ask us and we will provide it at no extra cost. We will agree a suitable format with you.

Feedback can be given by email, by phone or in person, whichever suits you. We will acknowledge it and respond in the same format unless you ask for another.
Testing

We test with keyboard navigation, automated checks and screen reader spot checks. Automated tools catch only part of what matters, so the feedback address above is a genuine part of how we find problems.
